Short answer

Cutting to the chase: Replacing a tank water heater is mostly a labour-and-access job rather than a shopping decision. What moves a Florida quote is tank size, fuel type, whether the venting or electrical supply has to change, and how hard the old unit is to get out.

The short version: Published water heater replacement ranges for Florida and the national figures behind them, plus the line items that move a quote and when repair still wins.

Four things set the price, and the appliance is the smallest

A water heater replacement is priced from the appliance, the labour hours, the code work the swap triggers, and access. The appliance is the part homeowners look at first. On most jobs it is the smallest variable.

Access is the one nobody budgets for. A 50-gallon tank in an unfinished basement next to a floor drain is a straightforward morning. The same tank in a second-floor closet behind a 28-inch door, above finished flooring, with a pan that has to be re-plumbed, is a different job carrying the same model number on the invoice.

Code work is the other multiplier. Swapping like-for-like in a house built to a recent code edition adds little. Swapping into a house where the vent is undersized, the gas line is marginal, there is no thermal expansion tank on a closed system, or the shutoff is a corroded gate valve means the plumber is correcting the installation as well as changing the appliance.

  • Tank capacity and recovery rate. The step from 40 to 50 gallons is small; the step to 75 or 80 gallons is not.
  • Fuel and venting. Gas, electric, propane and heat-pump units each carry different installation work.
  • Whether the existing vent, gas line, electrical circuit and shutoff valve pass under the code edition in force.
  • Physical access: door widths, stair turns, headroom above the tank, and how far the old unit has to be carried.
  • Whether the system is closed and therefore needs a thermal expansion tank.
  • Local permit and inspection fees, which in Florida are set by the jurisdiction rather than by the state.

What published cost data actually says

Published cost guides are useful for exactly one thing: telling you whether a number you have been handed sits inside the normal band or outside it. They are not estimates for your house. Nobody who wrote them has seen your basement.

Angi's 2026 water heater replacement data puts the national spread at $881 to $1,826, with a reported average of $1,346.

ItemNational (Angi)Denver (Angi)
Typical replacement range$881–$1,826$1,092–$2,261
Reported average$1,346$1,661
40-gallon tank, installed$800–$2,300$1,000–$2,875
50-gallon tank, installed$800–$2,500$1,000–$3,900
Tankless, installed$1,400–$3,900$1,750–$4,875
Plumber labour, hourly$45–$200$55–$250

Sizing and fuel move the number more than brand does

Read those bands as bands, not predictions. The width is the real information. An 80-gallon tank runs from $1,300 to $7,500 nationally in the same Angi dataset, and a spread that wide means the appliance is a minor part of what is being priced.

Sizing is not a question of how many people live in the house. It is a question of the largest simultaneous draw and how fast the unit refills after it.

  • One bathroom, one or two occupants: a 40-gallon gas or 50-gallon electric tank is the usual fit.
  • Two bathrooms in use at the same time: recovery rate matters more than stored capacity.
  • A large soaking tub changes the calculation entirely, because capacity has to cover the fill in one go.
  • Long pipe runs to distant fixtures waste hot water on every draw and make a correctly sized tank feel undersized.

Gas against electric

A gas tank recovers faster than an electric tank of the same size, because a burner puts more energy into the water than a pair of 4,500-watt elements. That is why a 40-gallon gas unit often serves a household that would need a 50-gallon electric one. Changing fuel in either direction is where cost jumps: going electric may need a new circuit and panel space, going gas needs a vent and a gas line.

Heat-pump units in a Florida basement

Hybrid heat-pump water heaters are efficient, and Angi's national figures put them at $1,200 to $3,500 installed. They also need air volume around them, produce cool exhaust air, and need a condensate drain. In a Florida basement that cool exhaust is a summer benefit and a winter nuisance, because it removes heat from conditioned space through a long heating season.

The line items that appear underneath the appliance

The difference between two quotes for the same water heater is usually everything listed under it. Ask what sits inside the figure and what sits outside it.

  • Thermal expansion tank, $90 to $350 nationally in the same Angi dataset. Required on closed systems and frequently missing on older installations.
  • Disposal of the old unit, which Angi puts at $100 to $500.
  • New shutoff valve, flexible connectors, dielectric unions and a drain pan. Small parts that are either included or not.
  • Gas line work if the appliance input changes. Angi's figures for gas line installation run $260 to $820, and higher on long runs.
  • Venting corrections. On an atmospheric gas unit sharing a flue, this is what turns a simple swap into a rework.

When repair is still the better value

Not every failure is a replacement. Angi's 2026 repair data puts the average water heater repair at $615 across a $90 to $1,800 range, and the individual components are minor against that: a heating element at $15 to $60, an anode rod at $25 to $75, a gas valve at $70 to $200 in the same dataset.

The arithmetic is straightforward. A repair costing a third of replacement on a six-year-old unit is worth doing. The identical repair on an eleven-year-old tank buys an unknown amount of time on a component whose neighbours are all the same age. Age decides it, not the repair price.

Sediment is the Florida-specific accelerant. Hard water leaves a mineral layer on the bottom of a gas tank, the burner then heats through that layer instead of into water, and the steel above it runs hotter than the design assumed. Flushing, which Angi puts at $110 to $200, slows that down. It does not reverse a tank that has already spent years running hot.

How to read a replacement quote line by line

A quote you can read line by line is a quote you can compare. One that arrives as a single number is not a price, it is a bid.

  1. Get the model number of the proposed unit, not just "a 50-gallon gas heater". Capacity, first-hour rating and warranty term all live in the model number.
  2. Ask which line items are inside the price: permit, expansion tank, disposal, new shutoff, pan and drain, and any vent or gas work.
  3. Ask whether the price is flat-rate or time-and-materials, and what happens if the vent or gas line needs work once the old unit is out.
  4. Get the change-order rule in writing before anything is disconnected.
  5. Ask for the parts warranty term and the labour warranty term separately. They are almost never the same length.
  6. Ask whether the manufacturer's warranty depends on professional installation and registration. Several do, and it is easier to check beforehand.

Permits, licensing and inspection in Florida

Florida splits this in a way that catches people out. Contractor licensing, code amendments and permits are all local. A company can therefore employ properly licensed plumbers and still hold no licence in the city where your house stands.

The code in force is the 2021 International Plumbing Code and the 2021 International Fuel Gas Code, adopted as the Florida Plumbing Code at 3 CCR 720-1. Local jurisdictions may amend it, but only upward: a local rule can be stricter than the state minimum and never looser.

Permit authority depends on the address.

Comparing prices without comparing different jobs

Price comparison on this job is worth doing, and it only means something when the scope on each quote is identical.

  • Compare the same capacity, fuel and first-hour rating. A quote on a smaller unit is not a better price for the same thing.
  • Treat a quote that will not itemise the permit as incomplete rather than as a bargain.
  • A replacement priced without anyone looking at the vent, the gas line or the expansion tank is a quote on an assumption.
  • Emergency timing costs money. A tank replaced on the day it floods will cost more than the same tank replaced in the week after water was spotted in the pan.
  • Ask what the plumber recommends for the location rather than for the house. A tank above finished space is a different risk from one over a floor drain.

When to put the wrench down

  • The unit sits where a failure drains into finished space. Angi puts water damage repair at $1,300 to $5,550 on average, usually more than the appliance that caused it.
  • Water is standing around the base of the tank, or there is water in the pan. A tank that has started to weep does not stop.
  • The temperature and pressure relief valve is discharging. That is a safety device doing its job because something upstream of it is wrong.
  • Any smell of gas, soot around the burner or draft hood, or a pilot that will not stay lit. Combustion and spillage problems are a carbon monoxide question.
  • The gas venting, the gas line or the electrical circuit has to change. Both fuel systems are permit-and-inspection work in Florida.

Florida rules worth knowing

Plumbing in Florida is regulated by Florida Department of Business and Professional Regulation (DBPR), Construction Industry Licensing Board (CILB). Florida licenses plumbing contractors through DBPR in two forms: a certified contractor holds a DBPR certificate of competency and may work anywhere in the state, while a registered contractor met one local jurisdiction's competency requirements and may only contract within that jurisdiction - so the licence type matters as much as the fact that a licence exists. Permits are issued by local building departments, but they enforce the same statewide Water Heater Installation & Replacement in Florida is covered in full on its own page, with published ranges on the water heater installation costs page, and requests from any of the 172 covered markets reach licensed plumbers in Florida. FAQ

How much is a water heater on its own, without installation?

The appliance is a minority of the total on most jobs. Angi's 2026 data shows brand-level ranges such as Rheem at $600 to $2,300 and A.O. Smith at $800 to $3,500, but those spans cover everything from a basic 30-gallon electric tank to a large high-efficiency gas unit. Once labour, permit, disposal and any vent or gas work are added, the installed figure is the only one worth comparing.

Labour rates, travel and local fees. Mountain and Western Slope jurisdictions can sit higher again on travel distance alone.

Is a bigger tank always the safer choice?

No. An oversized tank keeps more water hot around the clock, which costs money every day of a long Florida heating season, and it does not fix a recovery problem. If hot water runs out during back-to-back showers, recovery rate and first-hour rating are the numbers to change. If the problem is one large fill, such as a soaking tub, capacity is the right lever.

Does a water heater replacement need a permit in Florida?

Permits are issued locally, so the answer depends on the jurisdiction rather than on the state. Assume a permit and inspection are required, ask which authority applies, and ask whether the fee sits inside or outside the quoted figure.

Should the anode rod be checked before replacing the tank?

On a tank still inside its expected life, yes. The anode rod is a sacrificial component that corrodes so the steel tank does not, and Angi's repair data puts the part at $25 to $75. A depleted rod on a six-year-old tank is worth replacing. At eleven or twelve years the rod is no longer the deciding factor, because the steel has already been unprotected for a while.

Is PlumberFlorida a plumbing company?

No. Independent licensed professionals perform and contract the work directly with you. PlumberFlorida routes the request and links every page to the official Florida licence register.

Does PlumberFlorida charge homeowners anything?

No. PlumberFlorida may be compensated by a partner when a homeowner connects with a professional through the site. That never changes what the contractor charges for the job.

Does calling create any obligation to hire?

None. A call or a callback request is a conversation, not a contract. Scope, timing and price are only agreed if you decide to proceed with the professional handling Florida.
